For future-proof financing and valuation, sustainability criteria and ESG risks relating to the property must be assessed, and the corresponding data must be collected on a long-term basis.

To ensure that these criteria can be appropriately represented and assessed in LORA, the ESG scoring is available to you with the current release in the valuation report types short valuation report, full valuation report, real estate agent valuation and the “light” value indication in the Rating interface. The ESG scoring is based on the scoring for sustainability risks developed by HypZert GmbH and vdpResearch GmbH, and has been integrated into LORA in cooperation with both partners.

The ESG scoring is a standardised procedure that identifies and measures the sustainable characteristics of a property, taking into account its energy-related characteristics, location-specific environmental and climate risks, and the environmental impacts caused by the property. The benchmark is the current and future CO₂ emissions generated by the use of the property and its location on the cut-off date, as well as the degree of fulfilment of the existing environmental objectives in accordance with the Taxonomy Regulation.

The ESG scoring is divided into the following criteria groups, enabling a comprehensive assessment of a property’s sustainability from an expert’s perspective:

• Environment / climate risk
• Plot
• Building
• Energy

The ESG scoring for properties is based on a 6-level rating scale and a final grade. The ESG scoring is supported for residential and office properties in the current release. The overall and individual scorings are shown in the printouts for all valuation report types. In addition, the ESG scoring data can be evaluated externally in LORA. For this purpose, the Excel export in LORA has been expanded to include the relevant information.
