Success stories – interview with Nikolaus Persch of Persch Consult GmbH

As part of our success stories, we met with Nikolaus Persch for an interview.

**Maximum ESG compliance**

Persch Consult is a company independent of sales and brokerage and offers digital valuation products for all asset classes – nationwide and internationally. The service also covers the entire product range for property valuation in the financial sector. And this service is in demand: the company produces more than 20,000 valuations per year, supported, among other things, by on-geo solutions. We spoke with Nikolaus Persch, founder and managing director of Persch Consult GmbH | Chartered Surveyors.

 

**Mr Persch, your company uses a wide range of on-geo products – from Lora for preparing full and short valuation reports to data.board for producing analyses and reports. With the LORA Sales Client, you are not only creating the basis for commissioning external clients, you are also currently working with on-geo to develop an order management system as a central application. What is the background to this joint development?**

As part of digitalisation, seamless processing of surveyor assignments in market and mortgage lending value assessment is a must. Our new order management system combines the best of all worlds. It ensures quality by pre-checking all necessary documents. It speeds up processing because it informs customers and clients of the processing status on the same day the assignment is received. It also automatically plans efficient routes so that we can inspect and assess the target properties both economically and ecologically (key word: carbon footprint). This is efficiency in practice with maximum ESG compliance.

 

**You work very closely with on-geo and have regular exchanges to develop specialised solutions and optimise products. To what extent do you sometimes have to serve as a “guinea pig”, in the best sense of the word?**

We have no problem with that at all – quite the opposite, as we see ourselves as a “first mover” in the field of digital market and mortgage lending value assessment. Sure, sometimes we both realise: “Okay, that wasn’t quite the breakthrough yet!” But anyone who wants to digitalise processes must, to quote Olaf Steitz, “think ahead”.

 

**If you could wish for something from on-geo, what would it be? Which solution would completely revolutionise your daily work – in your favour?**

on-geo is the leading software provider in market and mortgage lending value assessment – all market participants have been receiving software here for 20 years, then data was added and last but not least documents. We participate in this development and benefit from the continuously growing range of services. Completely revolutionising our daily work (and that of all our customers) would be something like this: the impossible is done immediately, miracles happen at the push of a button – is that an acceptable benchmark?

Trend study: Automated Valuation Models in Europe

This development is also illustrated by the new study from the European AVM Alliance (EAA) and the European Mortgage Federation (EMF) on the “Use of Automated Valuation Models (AVMs) in Europe,” published on 15 May 2025.

#### Leading through technology

The study analysed data from 16 European countries. It shows: in ten countries — including Germany, Ireland and the UK — the use of AVMs has increased significantly in recent years. Not only has the volume grown, but the areas of application have also broadened.

A clear trend is that valuation processes are becoming increasingly data-driven, consistent and objective. The study makes clear that regulatory requirements — in particular the EBA guidelines and the new version of the Capital Requirements Regulation (CRR3) — have significantly contributed to the proliferation of AVMs.

#### A trend with growing responsibility

The study on the use of AVMs in Europe clearly shows how much the industry is being transformed by digitalisation. Whereas in many countries sale prices serve as benchmarks, other markets—due to limited market data or regulatory reasons—rely on expert valuations. In collateral monitoring, AVMs are increasingly replacing the previously widespread house-price indices — in accordance with European requirements such as the recently amended CRR.

Given these demands and challenges, valuation models today must deliver more: they must be scalable, comply with regulatory requirements and be operationally efficient. At on-geo we not only understand these changes — we actively help shape them.

What to do if no energy performance certificate is available? – Obtaining documents via “Accumin Home”

Obtaining documents for mortgages is an essential part of the process for banks. Increasing regulatory requirements are making document procurement more difficult, which in turn makes the mortgage process even more cost-intensive.

As part of our success stories, we met with Rainer Göllner for an interview.

**Successfully merged: Rheinhessen Sparkasse also relies on on-geo applications**

On 1 January 2022, the merger of Sparkasse Mainz and Sparkasse Worms-Alzey-Ried created the largest Sparkasse bank in Rhineland-Palatinate: Rheinhessen Sparkasse. The predecessor institutions were already using Lora, and now the two applications were merged as well.


**How did on-geo support you during this merger?**

In the course of the technical merger, on-geo supported us with a structured questionnaire, coordination rounds with all parties involved and the technical consolidation of the two Lora systems. Most of the tasks and work were carried out by on-geo. Only minor input was required from Rheinhessen Sparkasse. The migration process ran smoothly and will conclude in the next few weeks with the decommissioning of the old Lora system from the former Sparkasse Mainz. Throughout the entire merger process, all tasks — even highly complex ones — were resolved quickly.


**You use different solutions such as the Lora full valuation reports, the LORA Immo Data Base and the “digital” property inspections. Would you say that these make on-site inspections obsolete?**

Three applications in one piece of software, accessible for all employees, interaction with OSPlus, individual and diverse configuration and analysis options, as well as support from on-geo when issues arise.


**You use several products — which product would you recommend to other members of the Savings Banks Finance Group?**

The individual components of the LORA product should always be used together, as they build on one another and work very well in combination.


**If you were to meet the on-geo fairy godmother: what would be your wish for future collaboration or the next application/solution?**

We would like to see further links between OSPlus and Lora so that all customer data (e.g. customer ID, contact information, customer names) and all property data already recorded in OSPlus (e.g. purchase price, modernisation amounts, condominium number) are transferred from the background valuation into Lora — not only a clearer display of existing properties at the same address when creating new assignments. This would help avoid multiple inspections in the small-loan segment.

Success stories: interview with Volker Langenbrink of Sparkasse Wittenberg

As part of our success stories, we conducted an interview with Volker Langenbrink.

**On the way to digital mortgage lending value assessment**

Sparkasse Wittenberg is one of the leading financial institutions in the district of Wittenberg. Its business area extends across the entire region: more than 200 employees take care of their customers’ financial matters and support them in achieving their individual goals.

For its real estate business, Sparkasse Wittenberg has relied on on-geo products since 2024. In the interview, property surveyor Volker Langenbrink explains the advantages that Lora in particular offers for the Sparkasse banks and their customers.


**In the past we have always promoted the fact that almost all Sparkasse banks use Lora. Sparkasse Wittenberg has recently become a new on-geo customer. Only a handful of Sparkasse banks are now missing before reaching 100%. What prompted you to engage with Lora at this moment?**

We wanted to place our mortgage lending value assessments on a new footing and benefit from the experience of other Sparkasse banks. Lora was the natural choice, as neighbouring Sparkasse banks reported positive experiences.

**Were you aware in advance of on-geo’s product portfolio and the process optimisation options we offer, or did you allow yourself to be surprised?**

We informed ourselves about the product portfolio beforehand and already had clear ideas about the process. After the first joint meeting with a representative of on-geo, we were confident that our expectations regarding the integration of Lora in particular could be realised.

**You already use numerous products from our Lora range as well as inspection services. After this short time, is there already one product that stands out for you and that you would perhaps recommend to other institutions in the Sparkasse Group?**

The inspection services outside our business area in particular are an enormous relief for us. But we are also very satisfied with Lora Mobile for internal inspections.

**Final question: if you could wish for one thing from on-geo that would further simplify your daily work or solve existing problems, what would it be?**

It is still too early for us to give a definitive answer. In general, however, we welcome any development that reduces the time required to prepare a valuation report.

Success stories – interview with Gabriele Auge of LBBW

As part of our success stories, we met with Gabriele Auge for an interview.

**A partner from the very beginning: LBBW**

LBBW describes itself as a “medium-sized universal bank” and supports its customers as a “sparring partner and companion”. They have been working with on-geo products for almost 20 years.

We spoke with Gabriele Auge, property valuation expert CIS HypZert (F,M) and responsible for LORA at LBBW, about how this collaboration works.


**Ms Auge, you have been working with on-geo since 2009 and use various products, including LORA Enterprise, data.board, Sales Client and geoport. You have also contributed to the joint development of special interfaces such as the ADFS connection. What was the greatest challenge in this process?**

With the ADFS connection, we can access LORA Sales Client and Enterprise via single sign-on within our banking environment and have placed our user administration on a digital footing. The greatest challenge was the large number of parties involved — LBBW, IT, on-geo — and the associated high coordination effort. Our institution uses a broad range of the LORA family. In addition to LORA full valuation reports, short valuation reports and value indications, we use the data.board analysis tool, geoport sidebar research data, LORA Portfolio and the LORA Mobile inspection app, and of course LORA Sign. We also rely on inspections carried out by on-geo.

What matters most to us is that the services and products of on-geo GmbH “go hand in hand”. For example, with data.board we can generate real-time analyses of LORA valuation and process data, or transfer research products delivered via the geoport sidebar directly into the valuation report with a click — saving us from manually copying information.

With on-geo we have found a partner who always responds to current customer needs, as demonstrated by the newly offered products and services in the ESG area (renovation roadmap for buildings, etc.).

 

**You are already performing a deviation analysis using data.board between the value indication and the subsequent first market and mortgage lending value report for the same property. What advantages does this approach provide?**

LBBW prepares value indications to provide our customers, for example, with a well-founded loan offer at an early stage of financing, with correspondingly stable terms.

To make use of the relevant regulatory opening clauses, it is essential to have an overview of later deviations from the final valuation and to identify the reasons for these deviations. With the deviation analysis, we can identify at the press of a button the relevant market/mortgage lending value reports for any chosen time period for which a value indication had previously been prepared, and display any differences in key valuation parameters at a glance. Using this tool provides us with immense relief and eliminates the need for further manual Excel analyses.

The greatest advantage is that we obtain a detailed analysis of the valuation data showing the deviations. This deviation analysis proves valuable in the lending process, where data monitoring is established. Another advantage is the “lessons learned” effect, which leads to transparency and validation within the process.

 

**LBBW already offers a wide range of services. Are there any concrete plans or projects for the future, and how could on-geo support you in these?**

We want and need to continually develop and optimise our processes. Despite significant progress in recent years, we still see great potential in digitalisation.

We are therefore working closely with on-geo GmbH on a concept for integrating digital land register information into our banking systems, as this data is required not only by valuation experts but is often manually entered in parallel into several IT systems during the financing process.

In addition, there are current topics such as ESG and EU taxonomy that are occupying the banking sector. It will be important to create sufficient interfaces between LORA and our core banking system so that all information is ultimately transferred digitally and automatically, i.e. without media discontinuities.

 

**You have been an on-geo customer for almost 20 years. What do you wish for in the next ten years of collaboration?**

For on-geo, we are a partner from the very beginning. We hope that on-geo will continue to address current topics, keep digital advancement consistently in focus and develop innovative ideas.

We are very curious to see how artificial intelligence — ChatGPT and the like — will change the valuation world and how on-geo will integrate such a medium into the LORA product portfolio.

As part of our success stories, we met with Uwe Reutter for an interview.

**Standing still means death**

This is perhaps the best way to summarise the corporate philosophy of Reutter GmbH. The focus is on continuous training of employees in line with the latest requirements of the expert regulations and the specifications of the certification body. In day-to-day work, the Lora applications from on-geo support them. How and why exactly, Uwe Reutter explains in the interview.

 

**Mr Reutter, you use almost all Lora applications in your daily work, including the Lora short valuation report, the Lora real estate agent valuation and the Lora map module. Do you have a favourite application and if so, which one?**

Personally, I prefer working with the Lora short valuation report, but that is simply my own favourite. I know that my colleagues have very different favourites. Overall, however, all Lora applications are used constantly in our office.

**You also use Accumate, but not yet as intensively as the Lora products. Why is that, and how could on-geo support you in integrating both applications more strongly into your daily work?**

This is primarily because we use Accumate as a lead generator, which, however, plays only a minor role in our acquisition mix.

**Which features/data do you still specifically miss for all on-geo products to become “favourite applications”?**

What we are actually still missing is the optimisation of the design and layout functionality of the Word printouts of the market value reports for courts and tax authorities. There is room for some “fine-tuning” here.

**The on-geo fairy godmother waves her magic wand: what would be your three biggest wishes to advance digitalisation in the sector?**

1. See question 3.
2. Significantly simpler design and handling of print templates for users, both in the short and full valuation report. In addition, simple options for personal, individual design/adjustments already within the template area (without needing your support). This mainly concerns adjustments and changes on page 1.
3. If points 1 and 2 are fulfilled, we are satisfied. 😉
